KPA Land designed and operates this website.  In this website we use the following pronouns, “we,” “us,” “their,” and “our,” which refer to KPA Land.  KPA Land presents this website to their users on the condition that the users accept all terms, policies, conditions, and notices as stated in the KPA Land Terms of Service.  Users that visit KPA Land are bound by the Terms of Service agreement.  A user is defined as anyone who is a customer, vendor, merchant, contributor and those who browse the website.  By using any part of this website you are agreeing to accept the “Terms of Service” agreement.  Please take time and review the Terms of Service agreement listed below.  KPA Land reserves the right to change and modify the Terms of Service agreement without having to notify their users. By using our website you agree to accept our Terms of Service.  Our terms only allow adults defined as 18 years and older to use our website and purchase our property.  Users that have purchased property from KPA Land and use our services and or website are not allowed to violate any federal, state, local or community laws or policies.  This also includes any copyright laws.  If a user violates any of these terms listed in this agreement then they will not be allowed to use our website or services provided.

Indemnification 

By using our website you agree to indemnify and hold harmless KPA Land from all demands and or claims, including any legal fees, made by anyone due to your breach of our terms of service.  

 

Governing Law

The terms of service agreement shall be governed by all applicable federal laws. 

 

Refund Policy

If you are not satisfied with your land purchase within 30 days of ownership for any reason we will refund your money or exchange it for another parcel.  The date of ownership starts the day you sign our terms agreement.  We will refund your payments minus a $800 re-advertisement fee plus any fees incurred to re-convey the property back to KPA Land.  Understand that KPA Land will incur costs to re-advertise, maintain, and pay taxes on the property.  The refund policy only applies to properties purchased on a terms/lease agreement.  All properties paid in full will not be allowed a refund. 

 

Cancel Anytime Payments

If you purchased your property on terms and are outside the 30 day window for a refund we will allow you to stop making payments on your property without seeking collection or litigation against you specifically for money promised to KPA Land for purchase of the property.  Understand that if you miss your payment you are forfeiting your ownership rights to the property and KPA Land will take over ownership of the property and resell the property.  Furthermore, KPA Land may pursue litigation if you damaged the property or if personal items were left on the property.  

 

Fees Charged By KPA Land

KPA Land charges a non-refundable document preparation fee that covers the cost of preparing a deed for conveying the land to the new owner.

Due Diligence 

The buyer is responsible for conducting their own due diligence when they purchase a property from KPA Land.  We are not licensed real estate professionals.  You should verify information related to the property you want to purchase by consulting local professionals at your own cost.  The information represented for each piece of property listed on our website should be verified and should not be considered accurate.  All sizes, dimensions, locations, and any other pieces of information associated with a property should be verified by the buyer.  KPA Land employees, contractors, and owners have not physically visited the properties that are listed and it is the buyers responsibility to conduct their own due diligence.
